Real Estate Auctions Gaining Acceptance
Once thought of as a last resort to sell distressed properties, the real estate auctions have been gaining a reputation throughout the country as a quick and efficient way to dispose of properties in any kind of market. Auctions have been an excellent means of trade for many years; and using auctions as a tool for selling real estate has been successful in many parts of the country and Europe. As for New England, the numerous foreclosure sales have given the public the wrong impression of what an auction can accomplish. Foreclosures are usually advertised only once in the local paper and announced in the legal notices. The lack of proper advertising results in only a few people with knowledge of the sale. Also, with a foreclosure sale, there are no inspection periods and it is usually unknown as to when the buyer will be able to take physical ownership of the property. All of these factors usually lead to an unsuccessful sale. To sell real estate at auction, a great deal of time and effort must be spent on advertising and then following up on prospective buyers. Having the property available for complete inspections and guaranteeing the buyer they can assume possession of the property within a specific time, all aid in a successful sale of the property. The auction process is similar to a conventional sale; the only difference is the timetable. It is like taking a movie from slow motion into fast forward. It gives the seller an opportunity to turn over a parcel of land or a home within 30 days, instead of sometimes waiting up to a year. It is important to not that this method should not be at threat to Realtors because a Realtor can be very much an asset to this type of sale. A commission is offered to a Realtor who is the agent of the successful buyer of the property.
